Built very intentionally as a modest yet fine featured two bedroom, energy efficient and cozy home.
Completed in 2015 by expert craftsmen to exacting standards, the cedar siding is stained black, with the roof also being made from high grade cedar shake. High end fixtures and fittings throughout underscore the sense of luxury. Wi-Fi system in place.
Top of the line Marvin windows have proved to be such an enhancement to the functionality of this highly insulated home.
Entering into the open plan main floor, with its lofty gabled ceiling, you immediately see ahead the glass wall which invites you to enter into the tree canopy that surrounds the rear deck.
There is a spaciousness that defies the actual 24' x 24' footprint. A partial loft / mezzanine floor above the entrance, made from salvaged American chestnut beams, creates both a cozy old world scale as well added living space.
Most of the decor choices are made with the desire to have a low carbon footprint. The interior surfaces are predominantly painted with 'milk paint', which offers a moisture absorbing, mellow lustered age to the feel.
Made from white oak, this 24' x 12' west facing outdoor deck is truly an extension of your living space - a favorite spot to hang out.
...and the view from here is completely fabulous all year round. Bright vistas in the winter and cool green shade in the summertime.
Choosing to build with an insulated concrete foundation & walls allowed the chance to install radiant floor heating throughout the lower floor. It's very nice to step out onto a warm floor in the winter...
Both the primary bedroom and second bedroom have large west facing 8ft sliding glass doors leading out onto the stone patio. Wake up to a beautiful, relaxing wooded view - amazing in all 4 seasons. An outdoor bathtub on the patio is another peaceful luxury.
The local Medina sandstone retaining walls were built by a Scottish dry-stone mason and completes the look of the house being securely nestled into the earth.
The full bathroom has an open shower with a bespoke copper pipe heated towel rack.
A separate utility room houses the washer, freezer and hot water tank. Adjacent to this room is an unheated wine cellar / root cellar, and a very useful pantry.
Approaching from the box hedge lined flagstone pathway, the white oak deck (24' x 10') places you at a vintage architectural salvage front door.
24' x 20' ~ open cathedral ceiling gives a very spacious feel to the room. A victorian wood stove heats the upper floor within minutes, making this well insulated house very easy to keep warm.
The living and dining areas are arranged to suit easy flow through to back deck.
Designed for gourmet cooking, the kitchen is furnished with: Bosch silent dishwasher, Bosch induction cooktop, Bertazzoni single oven, GE french door fridge/freezer. There is plenty of storage space within both the Schuler built-in cabinetry and the white vintage Welsh dresser. The kitchen island is made from an old wooden pump organ.
Antique brass sink corner vanity made from metal hay rack & pink marble. The reclaimed door was fitted with stunning stained glass. Turquoise painted barn wood boards and walking maps of Britain adorn the walls.
An old library ladder gives access to the mezzanine floor that is made from the same hickory milled boards used for the upper floor and stairwell. A central window adds to this quiet spot. Used as a reading nook, extra bedding space, or simple place to view the morning sunrise to the east. Approx. 8' x 10' (standing room).
Arguably one of the best features of this house, the 24'x12' rear deck that looks over the woods and creek is a portal between you and the natural world.
It is most definitely a physical extension of the living area. The sliding doors extend to an 8ft wide opening - with screen doors option too. The metal railing was made to measure by local Mennonite craftsmen.
Primary bedroom - 20' x 12' - has dressing area / closet space. Kingsize headboard wall faces glass wall, sliding door - opening onto patio with outdoor tub (near completion).
Second bedroom - 16' x 11' - accommodates queen size bed, closet and the large glass doors also opening onto patio.
Walk-in frameless shower with multiple shower heads. Features a bespoke copper pipe wall towel heater.
The utility room has an extra large stainless sink located next to Miele front loading washing machine. Also located here is the 50-gal electric hot water tank, which heats both the hot water supply and the radiant floor heating. Thermostat located in the lower floor hall / landing.
An insulated door leads to the 'unheated' wine / root cellar. There are wine racks one one side and shelving for pantry / storage on the other. The temperature is regulated by 8' deep ground temp; all year a predominantly cool 56 F but never freezes.
This 24' x 12' paved and stone patio is another way to enjoy the fresh air, or just as entryway access.
The hot water bathtub sits on the woodland edge of the patio. Quite the luxury to have a heated soak while listening to the sounds of crickets, frogs and owls.
