Originally built as a working utility barn, it has now been largely adapted for several uses including hospitality and accommodations.
Currently a very multi functional and flexible space, this barn offers a breadth of potential uses for the new owners.
After adding indoor domestic functionality to a working farm barn in 2022/3, this has been designed and built as a venue space. Its generous proportions and neutral styling makes for a welcoming and elegant atmosphere. Ideal as a gathering place for entertaining or hosting events.
The venue space areas consist of: reception/entrance foyer, the large central bay, a public bathroom, the large Mediterranean stone garden, and the 'round pen' entrance garden.
This 11.5' x 16.5' entrance room is a bright and neutral area that can be decorated to welcome people for any occasion. Also functioning as a small art gallery space, track spotlights allow for flexibility in lighting. The central chandelier is made from an old farm implement. The wide opening through to the kitchen area can be closed off with hanging drape.
With 14 foot high ceilings and double aspect views to the east and west, the 15.5' x 39' main room has an immediate wow factor. There is a built-in upholstered bench seat along the eastern wall of windows, made from a giant sycamore from the property, that provides a lounge area to enjoy a morning coffee.
The 12 hanging light shades are made from old peach baskets. There is a vintage fireplace mantle which houses a faux electric fireplace, adding atmospheric charm.
Large double doors lead out to the stone garden.
On the west side of the barn is an enclosed but expansive modern styled private garden (2600 sq ft). This spacious pea gravel stone surface lends itself to low maintenance and is perfect for easy entertaining and relaxing.
Fire pit, water feature, sparse planting and 'found object sculptures' all add to this unusual garden.
All the barn interior finished rooms described here are highly insulated with both open & closed cell spray foam insulation, and therefore are easy to keep warm in the winter and cool in the summer. At this time there is no central heating or air-conditioning installed, but could easily be incorporated.

Designed for public use, the necessary permits and certifications are in place.
Leading from the reception foyer, there is a fully fitted kitchen that can service any entertaining projects; double bay stainless sink, Bosch dishwasher, double oven / 5 hob electric range, fridge freezer, moveable kitchen island / bar. Plenty of storage space for equipment, dishware and pantry items.
Situated near the kitchen and accommodation rooms, there is a small private bathroom with sink, toilet and walk in shower, extractor fan & window.
Having its own separate entrance on the north elevation, there are 3 small rooms (roughly 10'x12' each) which are ideal for guest accommodation. They are currently set up as two separate bedrooms with a common living room in the middle.
This is a large insulated room with a high sloped ceiling, currently used as a woodwork shop (11.5' x 39').
It has multiple 120V and 240V electric outlets, and garage door access. Additional covered wood/material storage just outside on the south elevation. (9.5'x40' - 380 sq ft)
Presently accessed from the outdoor west elevation staircase, there is a very large central main room (39' x 15' - as yet unfinished), and a smaller storage area with sloped ceiling. Additionally, an insulated room which houses the hot water tank.
Potential for further living space / accommodation is clearly conceivable.
